Kirkland Hall Cottages

I have been asked to photograph some lovely cottages on the edge of the Pennines overlooking the Eden Valley and close to the Lake District.

There are four self catering cottages and are all beautifully presented with many original features including beamed ceilings and open fires with wood burners. The owners converted all four and their own cottage themselves using reclaimed wood from a whisky distillery. The original buildings date back to around 1070.  

Kirkland and all the surrounding land was given to a Norman Knight, William Le-Flemming by William the Conqueror in or around the year 1070. Most of the land was sold off over the centuries but our small farm remained in the Le-Flemming family until we bought it in 1975.

Stunning new build in Lydiate

I was invited to photograph a fabulous brand new property built by local builder Alex Peterson. He has acquired land on Liverpool Road in Lydiate, (the old dentist site) and has built a stunning 4 bedroom detached house with an unbelievable high tech specification. Along with his electrician partner they have included luxury touches including underfloor heating to the ground floor, CCTV and alarm system that along with interior and exterior lighting can be controlled from a smart phone. There is a television in the bathroom, remote controlled garage door, USB docks in each room for Apple products and Android devices and Cat 5 ports in every room for ultimate high speed internet access throughout the house.  Exterior LED's light up the patio at night, GJD security flood lighting around all four exterior walls. 

Fabulous bathroom and contemporary top quality kitchen complete the finish where no expense has been spared. Top quality interior doors, bi-fold rear doors to open up the living room into the rear garden and a Cat 1 flue already fitted to allow the lucky new owner the options of a gas or electric fire or log burner to the living room.

I have been busy for the last few days photographing properties for Ian Crane Estate Agents in Maghull. They have some fabulous new instructions coming onto the market which were a pleasure to photograph. The one below is a lovely renovated semi detached house in School Lane, Aintree

High resolution Nikon D810 and professional quality lenses added to equipment

The highest resolution Nikon camera available has now been added to the list of equipment I use to capture architectural and estate agency photographs.

The Nikon D810 has a huge 36 million pixel sensor to capture every detail in ultra high resolution and stunning quality. It also has a superb dynamic range which is vital for interior shots that include bright windows and dark shadows. It works brilliantly in low light due to it's high ISO capabilities and is ultra sharp for perfectly clean, well balanced photographs. 

To compliment this fabulous new lens I also have three top quality professional lenses including the excellent tack sharp 14-24mm f/2.8 AFS ultra wide lens for capturing as much of the interior as possible in a single shot. Results really are outstanding with this lens and camera combination.

Don't allow your estate agent to take your photographs

When you are selling your most valuable asset you are relying on your estate agents skills and experience to negotiate the best possible price in the shortest possible time.  Why though would you allow an estate agent to photograph your home? This is somewhere you have no doubt worked hard to make look it's best, both whilst owning it and also in the days and hours leading up to the estate agents visit. Then they turn up, take notes about all the different rooms and gardens, if they are a better quality agent, they will draw a floorplan. Then, out of their bag or purse comes a compact point-and-shoot camera.

How does this make you feel? Are they doing their best to market your home to it's potential? I would say not.

In a market where image is key and every potential purchaser heads straight for the photographs before looking at anything else, it's essential that your home makes a great first impression. 

Any property that is on the market, will only ever have one buyer. One person who goes on to actually hand over the money to buy it. If the best buyer for your property is put off the moment they look at the photographs, how much money could you loose? Potentially thousands!! 

The photographs have to sell a house, and sell a lifestyle to potential purchasers. They need to feel drawn to view it and we all know that the first place potential buyers look when viewing Rightmove etc is the photographs. 

Make sure yours is the home they want to view more than any others. If the eventual buyer likes the images, they will view and potentially offer thousands more than the next person may do. For a relatively small outlay, it could pay for itself many times over. 

Also, don't think for a minute that once that for sale board goes up, the advert is in the paper or placed in the estate agents window, that every neighbour, friend and friends of friends on Facebook will not be having a peak on the agents website or Rightmove!! Of course they will. Most of the people you know will be having a sneaky peek to compare for themselves. Don't you want yours to look the best in the street? Stand out from the crowd? Of course. 

Therefore do NOT settle for terrible quality, badly lit and poorly aligned photographs.

Can you afford to loose thousands of pounds? Do you want your friends and neighbours thinking your home is dark, dingy and small?

Use a professional photographer to come out and spend quality time at the property taking images with the best lighting, equipment and experience of both shooting and of post production which can be just as vital to the final result.

Lake District Holiday Home

I was asked to photograph a cottage in the lovely village of Staveley for use on Cumbrian Cottages website and in their cottage brochure. The village is about 10 minutes south of Windermere so ideally placed for a short break and the cottage itself is a nice two bedroom conversion from an old Chapel.

Southport Hotel

A regular client in Southport, Antony Hill Group asked me to photograph a hotel that they have recently been instructed to sell. They have taken over the marketing from another agent and therefore keen to get a buyer as soon as possible. They needed really good images as the hotel is very deceptive and is difficult to understand just how large it it from looking at the outside.

Stream Publishing

I was very proud this week that The Liverpool Echo chose to use my photograph of The Albert Dock At Night in Tuesday's paper pullout the Merseymart. 

I hope this will be the first of many to be published now that I am starting to gain recognition and a reputation for my work. 

It's one of my favourite images so far and love the colours and the reflection of the ship in the Mersey Docks
